Job Title: Contracts Manager
Location: Office based in Greater Manchester, UK-wide projects with office attendance 1–2 days per week and regular site visits
Salary & Package

Role Overview
We are seeking an experienced Contracts Manager to oversee multiple fit-out and refurbishment projects across the UK. The role involves managing high-value projects within sectors such as commercial offices, hospitality, sports and leisure environments, including front-of-house areas, hospitality suites and specialist internal spaces.
Projects typically range in value from £550,000 to £13 million, with up to three concurrent projects running at any one time.
This is a hands-on role requiring strong technical knowledge, excellent coordination skills, and the ability to manage multiple stakeholders from pre-construction through to completion.

Key Responsibilities
Pre-Construction & Planning
  • Review and interrogate drawings, specifications, and information for upcoming projects
  • Participate in project handovers and pre-start planning
  • Arrange and chair pre-start meetings with all parties involved
Project Delivery & Management
  • Oversee multiple live projects across the UK
  • Coordinate and manage subcontractors and specialist contractors appointed to each project
  • Liaise with internal teams to ensure materials, labour, and logistics are fully prepared for site
  • Work closely with the warehouse/logistics team to ensure correct materials are allocated and delivered
  • Maintain programme tracking and ensure timely delivery
Health, Safety & Compliance
  • Prepare and manage Health & Safety documentation and site packs
  • Issue and monitor toolbox talks and site safety documentation
  • Ensure all works are carried out in compliance with health & safety regulations
Client & Stakeholder Liaison
  • Act as the main point of contact for clients throughout the project lifecycle
  • Attend regular site walks with the client (typically every other week)
  • Provide updates on progress, risks, and programme status
Office & Site Presence
  • Office-based approximately 1–2 days per week, with the remainder of time spent on site
  • UK-wide travel required depending on project locations

Key Requirements
  • Proven experience as a Contracts Manager or similar role
  • Background in high end interior projects
  • Strong understanding of construction processes and sequencing
  • Ability to manage multiple projects simultaneously
  • Excellent communication and coordination skills
  • Strong working knowledge of Health & Safety procedures
Qualifications
  • CSCS Black Card (essential)
  • SMSTS Qualified
