Site Based Project Manager - High-End Residential & Luxury Hotel Fit-Out

Salary: £80,000-£85,000 + Car Allowance

Location: London

Working Hours: Monday-Thursday 7:30-17:30, Friday 7:00-16:00

Project Value: £5M-£6M

Overview

A leading high-end fit-out contractor is seeking an experienced Project Manager (preferably with a joinery background) to oversee a major luxury residential/hotel project currently in pre-construction.

This role focuses heavily on people management, client interaction, and ensuring exceptional delivery standards on a very high-end scheme.

The successful candidate will take full responsibility for one project, working closely with an existing delivery team.

Key Responsibilities

Lead day-to-day site operations on a high-value luxury residential/hotel fit-out project.

Manage and coordinate a team of approximately 30, including joinery specialists and subcontractors.

Act as the primary site-based representative, ensuring smooth communication between design teams, clients, and the main contractor.

Navigate complex client and architect relationships, including managing expectations and interpreting evolving design intent.

Oversee joinery packages and ensure all works meet the highest craftsmanship and quality standards.

Ensure compliance with contractual obligations and maintain strong awareness of main contractor processes and requirements.

Drive programme delivery, sequencing, and site logistics in collaboration with the team.

Attend all relevant site meetings, progress reviews, and design coordination sessions.

Support pre-construction activities as required.

What You'll Bring

Proven experience delivering high-end residential or luxury hotel fit-out projects.

Strong joinery background-essential.

Excellent client-facing skills, with the ability to handle demanding or indecisive stakeholders.

Solid understanding of construction contracts and main contractor processes.

A leadership style focused on managing people, motivating teams, and maintaining high standards.

Ability to follow and interpret complex design concepts.

Experience working on projects around £5M+ in value.

Comfortable working fully office- and site-based (no home working).
