Small Works Division

Location: Bolton (Projects across the North West)

The Company

Our client is a well-established contractor with a strong presence across the North West, delivering maintenance, small works and painting contracts predominantly for Housing Association clients.

The Small Works Division generates approximately £10 million turnover and delivers projects typically valued below £500,000. The division holds several secure, long-term contracts, with their largest running until 2028, providing excellent stability and continuity of work.

Due to continued growth and a strong forward order book, they are seeking a Quantity Surveyor to join their Bolton office.

 

The Role

The Quantity Surveyor will support the Small Works & Painting Division, managing multiple projects across the North West. Working closely with Contracts and Project Managers, you will play a key role in ensuring commercial success while maintaining strong relationships with housing association clients and supply chain partners.

This is an excellent opportunity for a commercially astute QS who thrives in a fast-paced environment handling numerous smaller value schemes.

 

Key Responsibilities

  • Manage the commercial aspects of multiple small works and painting projects (typically under £500k).

     

  • Forecast cash accurately and in a timely manner, ensuring the project cash position is maximised without compromising contractual arrangements or relationships with clients, subcontractors and suppliers.

     

  • Maximise margins in cooperation with Contracts / Project Managers by keeping cost to a minimum and value to a maximum through all professional and legitimate means.

     

  • Prepare and submit interim valuations, final accounts and variations.

     

  • Manage subcontract procurement, payments and account reconciliation.

     

  • Monitor project costs and provide accurate reporting.

     

  • Support tender pricing where required.

     

  • Maintain strong working relationships with housing association clients.

     

 

About You

  • Previous experience as a Quantity Surveyor within maintenance, small works, refurbishment or painting/decorating sectors.

     

  • Experience working with housing associations or public sector frameworks (desirable).

     

  • Strong commercial awareness and cost control ability.

     

  • Comfortable managing multiple live projects simultaneously.

     

  • Strong communication and relationship-building skills.

     

  • Proactive and commercially driven mindset.
