Key Responsibilities:

As a Residential Property Manager, your role will be integral in ensuring the effective and efficient management of residential properties, while providing excellent service to both residents and contractors. Your key responsibilities will include:

Property Management Duties:

  • Service Charge Budgets: Prepare and manage Service Charge Budgets for new developments.

     

  • Site Handover: Collaborate with the Site Manager to ensure seamless handover of new sites.

     

  • Contract Management: Issue tenders for contracts, review proposals, and establish agreements with contractors and service providers.

     

  • Site Inspections: Perform monthly site inspections to assess property conditions and maintenance needs.

     

  • Contractor Management: Oversee contractors to ensure timely, quality work and adherence to service agreements.

     

  • Meter Readings: Manage monthly meter readings and track energy usage.

     

  • Resident Liaison: Serve as the primary point of contact for residents, addressing their inquiries and concerns via phone, email, and in-person meetings.

     

  • Resident Meetings: Attend and contribute to formal Residents' Meetings and AGMs, providing reports and updates as needed.

     

  • Fire & Safety: Oversee Fire Risk Assessments, compliance reporting, and health and safety procedures for the properties you manage.

     

 

Key Skills & Qualifications:

  • Experience: Proven experience in residential property management or a similar role, ideally within a fast-paced environment.

     

  • Knowledge: A solid understanding of property management processes, legal requirements (including Section 20), and health & safety regulations.

     

  • Communication: Exceptional communication skills, both written and verbal, with the ability to engage with a variety of stakeholders, including residents, contractors, and legal teams.

     

  • Technical Proficiency: Competence in using property management software, Microsoft Office Suite, and other relevant systems.

     

  • Problem-Solving: Proactive and solution-focused approach to addressing issues and driving improvements.
